Sir, if your grandfather did not have a will, then you need to make a mutual partition deed between all the heirs who are alive and register it. If mutual partition cannot be done, you need to file a partition suit. Please call if you have further questions.

you do not have to register the property in anyone's name. but if the grandson want to sell the property, he can sell it easily by showing the death certificates of his ancestors and proving the title of his ownership

Since the property belongs to the grand father, the living daughter, sons and daughters of the dead brothers and sister shall equally inherit the property to the extent, the living daughter shall get 1/4th share, the sons and daughters of the first dead brother shall get 1/4th share together, the sons and daughters of the second dead brother shall get 1/4th share together, the sons and daughters of the dead sister shall get 1/4th share together. Hence all such heirs shall have to apply for succession certificate by way of a succession case before the Court of Learned District Judge concerned, once such succession case is decreed, the heirs become the owners jointly. Thereafter said heirs/owners can do the mutual partition amongst them, and may get such partition deed registered before the Registry office concerned. This way many of clients obtained relief and subsequently successfully transferred their shares to third parties as well. All the best. Regards
