You have to make a gift deed in the name of your son and daughter in law on a stamp paper and you have to register the said gift deed. As per rules and regulations in Maharashtra there will not be any additional stamp duty to register a gift deed. For further clarification kindly book a consultancy call.

Sirji, u have to make a gift deed in the name of ur son and daughter in law name. If u want to do it, u have to pay the stamp duty of govt. On the stamp of 500 it is valid one. Otherwise u can make will in that u can mention that flat no and discription of that be given to ur son and daughter in law after ur death.
But if u want to give ur flat to ur son and daughter in law it is only legal way to make a gift deed. And nothing else.

If you want to transfer only on your son name then 1% and 500 stamp.
If you want to transfer on your daughter in laws name then 6% stamp duty.
You whole part transfer on your son name or half on son name by gift deed remaining half on daughter in law name by 6% on that half part
