how to remove wife's name from the property and ask for mutual divorce

Purchased a 1bhk flat. Husband and wife both are the co-owner of the property. After one and half year of marriage both wants to get separated. Husband is paying the home loan since last one and half year. Now he wants to remove his wife name from the property. Wife is also ready to do so and want divorce from him. Now, what is the legal procedure of remove her name from the property. Please advice. The family is hindu religion. They don't have children.
You can register Release Deed in Sub Registrar Office.Thereby her right from proleety shall be released.Stamp duty shall be payable on the consideration value of Release Deed.Therefore you and your wife should have Aadhaar Card,pan card.

First and foremost thing you have to do is get the gift deed executed and registered which shall be from Wife to Husband (releasing her entire share). Than file for a divorce petition which shall be helpful in removing the name of your wife from various other transactions.
