How to remove mother name if she is married to someone

I have agricultural land jointly owned by me, my mother and brother. My mother is married to other person or her surname is changed now and don't have any documents of previous surname. Will she still hold the name in property? Is there any process to remove her name as I want to sell the property.
You have to file any document on record before talathi such as her new families Ration Card, Marriage invitation card, Adhar Card, Election Card or any proof of her children's from second marriage to prove that now she is not the share holder of said property. And in such way her name will get deducted from utara.

after relinquish her rights in the property you and your brother can sale the property to third person.
