How to properly transfer house in mothers name

My father purchased a land in 1990s and built a house for the family. Sadly, he passed away in 2018. The land deed is still in his name. What is the proper way to transfer that to my mother as she is the legal heir? We are two siblings and we do not have any legal dispute / object to this transfer, just want to do it rightly.

U will have to get the property transferred in the name of ur mother and get it mutated in the revenue records .Application regarding this has to be filled in the court of tehsildar after that inquirycis conducted report of revenue inspector is called and if there r no objections then after a short argument in the court the property is transferred in the name of the applicant/legal heir. Obtain a Legal Heir Certificate • A Legal Heir Certificate or Succession Certificate is required to establish who the legal heirs are. • Apply for the certificate at the Tehsildar’s Office or District Magistrate’s Office in your area. • Submit documents like: • Death certificate of your father. • Proof of relationship with the deceased (e.g., ration card, Aadhaar card).
