How to get rights of entrance on our agricultural land

Good morning sir ,We have got 12 acres of agriculture land which has a approach from the adjacent land since many years.now this adjacent land fellow is not allowing us to enter in his land bcz of some personal grudge.but in land documents its mentioned that road for our land is through his land only.but he is dening to give the approach through his land.he is telling abnormal rates to purchase some part of his land.please advice us in this issue please.

It appears that you have some sort of an easmentary right to utilize the adjacent land. The said right also appears to be mentioned in the deed as mentioned by you.

When you say it is mentioned in the land documents, do you mean that it is reflected in a property deed to which your neighbor has also signed? (please confirm).

If you have material to show that his property has been used for many years as an access, you could file a suit in this regard and claim reliefs from the Court.

In case your land is landlocked and there is no access then you have an easementary right of way through the adjacent land. If the adjacent owner is not allowing you access then you can file a suit in court seeking to enforce right of way.
