How to correct mistake in sale deed drafting

Title deed (sale Deed) of property(12 cents) I am planning to buy is in 2007 and it's prior deed is (also is sale deed executed by father to his son) in the year 1994.This prior deed is derivated from partition deed of 1973.But the year noted in 1994's deed is 1978 instead of 1973(doc no.is correct) and the person executed the sale deed of 1994 was died in 2002. Through a Partition deed-1973 the person ( the deceased one) was got the property later executed in favour of his son in 1994.Here father and grand father of 1994’s title holder was died. My proposed seller ( title holder of sale deed 2007) has his custody only copy of sale deed-1994 as its holds more land. Original doc-1994 has seen.All other records are in order. Can I go for purchase of the property and shall it mentioned in proposed new deed,whether it is good for future. Please give me suggestions. Ligi Menon Kottayam

You can request the seller to get all the copies of the sale deeds of 1973, 1994 and 2007 from the registrar's office. After verifying the same, you can buy the said property. Also, make sure your sale deed has no error regarding the same and also, you mention the said situation in your agreement for the sale of the said property..

The facts, posted suggests no problem. If required, you may verify the matter with the SRO. Moreover, errors if any, appears to have been taken care by the subsequent document. What do you mean by "as its holds more land"?
