How to clear title of ancestral property for sale?

After my father’s demise, we plan to sell a property in Uttar Pradesh that is in my late grandmother’s name. Both grandparents are deceased. They had 4 children (2 sons, 2 daughters). My father (one son) is no more; his legal heirs are my mother, brother and me. My father’s two sisters (one of which is NRI) are willing to relinquish their share. What legal steps/documents are required to obtain clear title before sale? PS: All of us are Christians and neither my grandparents/father had any will

under the Christian succession act derived from the Hindu succession act 1957 talks about property devolution with or without a will it creates no difference between ancestral and self acquired property they have equal rights

first file mutation application in the concerned court for mutating the name of all legal heirs then the legal heir will gain the title in the property, it will be easy to sell the said property or all of the legal heir after getting their name mutated in the property may invoke power of attorney to one of the legal heir for selling of the property
