How much time period for property transfer receipt

My parents buyed property before 28 years they did property registration in land record office but my parents did not did property transfer receipt (PTR) so my question is can now we can do property transfer receipt(PTR)? AND can i register my property in municipal corporation legally? Please help me in this issue what is time period for PTR doing after registration done?

Yes,
you can do but there may be some difficulties.12 years period of limitation provided in law.But if previous owner did not transferred that property to another then there may be difficulties.Therefore you first register in BMC office.
