How I can access the registered Will of seller?

In 1994, my grandmother purchased a property from Mr. Anand in an unauthorised colony in Delhi. Mr. Anand had registered a will that mentions my grandmother’s name. Now that both my grandmother and Mr. Anand have passed away, is there a legal way for me to access Mr. Anand’s registered will, given that I have the registration number?

considering your situation and as per rules of registration act you should approach the legal heir of Mr. Anand for accessing will at the registrar office. if there are no legal heirs then you need to provide more details to help you find a better option. Feel free to contact me.

Definitely. the will can be assessed and called for by the registry and if there is a dispute get the probate done of the will after which the legal heirs can claim the share in the property. The proper facts will further clear the glass as the proper legal recourse that can be recommended.
