How can seller ensure payment received after Registration

Buyer promises I will receive payment by Bank of India DD. The bank manager has emailed me the mortgage approval from Bank of India. The DD number will be mentioned in the Sale Deed. But DD will be handed over to me only after I execute the Sale Deed etc at office of Registrar. What are my options to secure my payment and avoid being cheated.

Please take Xerox copy of DD before you go for registration so as you can verify whether the DD is actually prepared or not..??
Once you get the copy of the DD, then you can also call the concerned bank and verify the same.
Approving the loan is one part and handing of the payment cheque or DD is different.
So, take precautions

Yes you can go ahead sign the agreement keep the agreement with you, present yourself before the registrar and just before the registration of the document i.e. prior to your photo and thumb impression are taken handover the agreement and collect the draft from the purchaser. Due caution is always necessary.
