How can I transfer ownership of property on blocking period

We want to transfer the property, but the real owner (my dad)will receive the sale deed from property dealer after 10 years only after completing the lease/blocking period, but real owner is ready to transfer this property to us as we are both earing all the cost of this property. Is there anything which can be done on this regards?
Since the owner is your father he can register a gift deed in your favour and also a will regarding the same which need not be registered. You can as well include your name as lessee along with your father in the lease deed . You can contact me for a feasible solution with all documents
