How can I sell roof right along with a shop?

I have purchased a 50 sq. Meter plot and constructed three shops. Two shops sold out without roof right. Now I want to sell one shop and entire roof right of 50 sq. Meter. My query is 1. What is the law for selling roof right 2. How sale deed for selling roof right registered. 3. How to calculate stamp duty for roof right. 4. Circle rate in the area is RS.50000 per sq.meter. 5. How much value we will keep in sale deed. Religion : Hindu
You should also mention the state and city where your said property is situated.
There is no restriction or problem in selling roof. Sale deed will be executed mentioning the property being roof/floor
