How can a father transfer the house in his sons name ?

We are three sons and mother. Our father is alive. He wants to transfer his own made house in name of one of his son. Which is the proper procedure. Is gift deed or WILL procedure. Transferring in sons name blood relation in register office will have to pay 2% of market value of the house. Is it real. Can he transfer his demat account shares also to his only one son.

If property is self acquired it can be transfer by will in the name of one son at free of cost. If it is to be transfer by gift then There is consetion in transferring property by gift by affixing a stamp of Rs.500 only. Because the transfer in between two person who are in blood relation .
