Guidance to register a property.

I m looking for a land for which owner expired in 1984 leaving behind 6 legal heirs... In which 4 legal heirs are ready to sign in document and other 2 legal heirs are refusing to sign in document but they are ready to sign the property in unregistered document.... How shall I proceed further ? Plz suggest format by which they cannot claim share in future....

if two I am not come forward to the registrar office then the property very careful in purchasing this property and not coming to register the property then you have no legal right so first of all you get power of attorney registered power of attorney and on the basis of the power of attorney you register the property
