Grandfather property distribution

My grandfather has 2 son, my father and uncle. My father and uncle has 2 son. Now my father and grandfather are no more and we want to sell his property and want to divide money equally among all brother. My question are: 1. What things I need to keep in mind before signing the property selling documents to avoid any cheating. 2.how should we demand money from property buyer, as in account of 4 brothers or in the account of one brother and then divide it in 4 parts. If we receive money in one brother's account, are there any chance of cheating?

Firstly you should apply for Succession Certificate Or LR Certificate which will be a proof that only you and your brother are the only legal heir of your father. secondly you should make a MOU of payment and all the payment should be decided equally and deposited in each brothers account.

as per your request you need to know that the property needs to be registered in the name of alive legal heirs and then it can be sold to another third party. please feel free to contact me for any further assistance
