GPA holder has transferred his property to his wife

Bangalore location Owner A sells his site to Purchaser B via Sale Deed on 1989 registered in Sub registrar office Owner B makes Person C as GPA holder via GPA on 1996 registered in Sub registrar office Now after 10 years on 2006 , Person C sells his site to his own wife Person D via Sale Deed registered in Sub registrar office Then again in 2010 Person D sells her site to Person E via Sale Deed registered in Sub registrar office I have confirmed from government office that the GPA,the latest Sale Deed are true.Also property taxes have been paid by both Person D and Person E. Now is there a risk in buying this site as there is a gap of 10 years between 1996 to 2006 where there is a chance of revoking GPA by person B i am confused as some say registered GPA 's are valid only if unregistered and some say a notice is enough with publicizing on news paper Please help

Gone thorough your issue. As you told, the B has executed the GPA in 1996 to C and he sold the said property in 2006 to his wife. The wife sold the same to E under the registered Sale Deed in the year 2010.

See, the executer/ the "B" has not challenged the said GPA nor the Sale Transnational since from 1996. Now twenty years is lapsed. As per law the challenging period is 12 years.

As you told D and E were paying the taxes. That means they are in possession and enjoyment of property.

Better you take the Encumbrance Certificate and Extract of last 20 years.
