flat bought 20yrs back was not registered with sale deed

I bought a flat in chennai 25yrs ago and unknowingly not registered with sale deed, but sale agreement was registered, but it is not available in EC. Property tax, water & sewerage and EB are in my name and duly paid for past 25yrs. The builder is not traceable or not available. Now, to register sale deed in my name what are all the procedures to follow. Kindly suggest. Thanks,

If the sale agreement is registered than it should have been numbered with the concern sub-registrar office. if it is numbered by SRO than it has to be reflected in the Encumbrance certificate for the concerned property. If it is not reflected you may show the document and tell to make it reflected in the E.C. Coming to the main issue - Normally on purchasing a flat you tend to purchase the built up area and the UDS. Here the the built up area is where you live and UDS (Undivided share of Land) is a parcel of land which was not divided but given to you in specified ratio in square feets. Even though the case like your's is unrealistic but happened sometimes in the past, with those people who have not consulted a proper property lawyer for complete documentation procedure and done it of their own. Again the Agreement for sale is different from Agreement to sell. Please consult a good property lawyer and he will advice you after scrutinizing the documents.
