Query perused. You have two options either to execute a Will and get it registered or execute a gift deed and get it registered. The better option is gift deed duly executed and registered since it is irrevocable by the donor. For further consultancy and legal services you may contact us.

you can get the property transferred to yourself and your brother through gift or sale deed. the only difference will be that transfer through sale or gift will be required to be registered, however a will need not be registered.
