Hi
Unfortunately the sale deed has not been registered in both the instances.
Since there is no registration of sale deed, you do not have valid title.
In order to settle the issue once for all the options are
a) better to pay a nominal amount to the son in law and get the sale deed registered.
b) if the sale deed cannot be registered for any reason, better to sell of the property back to the son in law or an outsider who has the financial and goonda power to handle adverse scenario's
