Don't want to give my property to my children

My newly constructed house is in Kopargaon. I have also constructing new hotel in my own land. I have 1 son & 1 daughter. Both are stubborn & always behave opposite to my suggestions. Both are earning so I have decided to donate my land, business to poor orphan girls in my area. Half of my property I want to donate to Shirdi Sai Baba trust. I have mouth cancer & I can die any time. Please guide me to prepare my will so my selfish children won't get anything in my property.
