Does Sale agreement on Notarized bond valid in court?

The seller of a land is planning to do sale agreement on bond paper with Notary since in Maharashtra Guntha bandi(small land less than 1000sq ft can not be registered) is there. So if seller does not keep the promise to register later and matter goes to court then sale agreement on notarized bond will be valid or considered in court?

No, notarized agreement is not valid.
sale agreement is to be registered while paying proper stamp duty and registration fees.
even you had paid a stamp duty then to seller has not registered a agreement you can proof that sale agreement was in stage of execution.
