Does Limitation act applies to family property ( land)

27-Jan-2025 (In Property Law)
Hi Team, My father and his brothers had an UN registered partition deed and divided lands 30 years ago, my father registered a land to my mother on 2012 (12+ years) and my mother got passbook for the land. Now cousins ( father's brother's) are claiming that they have a share in my mother's land which she got from my father. Want to know if the Limitation act applies in this case. Thanks.

If the unregistered partition 30 years ago is acted upon, meaning if both have taken what was written as their share and used it, then it is valid. So father's brothers have no claim over land registered to your mother
