Documents needed to verify if the property is government approved

I want to buy a property in Bangalore, however, i dont know if the seller is genuine or not. Please tell me what all documents should i ask from the seller to know that the seller is genuine and the project is Government approved before investing my money.

Whatever they are giving you documents , please take it all the relevant documents, after you need to consult me or other property council to verify the documents whether the documents are genuine or not and after the documents what and all documents to be needed. Consult for more information.

Hi, as per your query what ever u buy the property, the legal opinion is must. Because you putting your hard earn money to buy a property. Their are certain document will be their to make verification, like Mother Deed, Sale Deed, BBMP approvals etc.
Kindly look into for better Advocate.

You ask the seller to provide Tittle Deed, Encumbrance Artificer, Tax Paid receipt and Khatha certificate, Building Sanction Plan and show it to a God Lawyer and he will give his opinion about the property tittle.

you, first apply for encumbrance certificate from Sub-Registrar office and verify whether there is any encumbrance on the property. you insist for original registered mother deeds, layout map, BDA Approval, NA Approval, mutation order, etc, then you have to decide about the genunity of the property.
