Dishonor of sale agreement for resale agreement

I bought a resale registered flat through broker in Grnoida and Agreement to sale was done on 7th dec 21 and paid 10 percent amount (265000), i applied for loan and same was sanctioned on 16th jan 22 by sbi, legal verification was done by bank and it was ok . On 19th jan dealer called us for signing Transfer application form and took Rs15000 for issuing noc from AOA. On 26th jan one advocate called me and got transfer charges paid (Rs 46500) on authority website for which i have sms and email from authority too. But still they haven't applied for transfer permission from authority, reason which both dealer partner gave to me are different from each other - one told NOC from aoa is pending because signing authority is not in town another person told some dues were pending from seller and will be paid by 7th feb 22Two different statement are causing me to worry because both don't pick up call. I suspect fraud in this deal.

Hello Either make a proper confirmation from the authority and be confirm . Or there might be a fraud Confirm again from your agent or broker and if you find any doubt then in such condition either send legal notice or go for FIR ., as you feel fit for your situation.

you need to send a legal notice in this matter to the defaulters whom you think are committing a fraud or plan to dupe you of your hard earned money. this legal notice needs to be sent through a lawyer
