Dc Conversion Site Buying Related

I want to purchase a sight in Bidadi location of Bangalore,the layout dc conversion done in 2011,layout is approved by local pdo,they have not taken layout approval from BMRDA...isit ok to buy the site
we can't say orally we have see whole property documents than then only we can say that the site is purchaseable or not and if it is conversion property also we need to check whether the layout is approved or not and documents is correct or not
