Dad gave land through gift deed to uncle wants to cancel it

my dad has gifted 38 cents of land to my uncle but they have entered it as 73 cents in their land record books , now my dad wants to cancel the gift deed is that possible
Cancellation of gift deed is possible if any mistake or fraud are suppression of facts where there. Though unlateral cancellation of gift deed is accepted but if any such fraud takes place cancellation of gift deed is valid.

Gift once accepted by your uncle cannot now be revoked your father. Since your uncle recorded 72 cents instead of 38 cents your father can seek rectification of the same in the concerned revenue records according to the prescribed procedure.

yes as it was wrongly mentioned in the books you can apply for ratification or else your father can claim cancellation of gift deed if your uncle agrees or else your dad can file a suit nuilty of deed before appropriate court of law
