Conversion from Residential to Commercial

I have an independent ownership Bungalow which is in my name. The ground floor has 2 tenants. The first floor has a separate independent staircase. I want to give the 1st floor on Leave & License to an Architectural firm with about 15 employees. What steps do I need to take to convert it my from Residential to Commercial? I am a Catholic.
