Clarification on transfer of gift deed from son to mother

I (A) would like to gift my apartment (emi and other fully paid by A, no hypothecation now) to my mother (B), and to stay in the same apartment by paying rent to her (B) via bank for her expenses. And want to ensure property will be back to A and A's descendants after B's lifetime. I have a brother and a sister.
Before gift deed should be take release deed from them ..I means what to say if you have brother sisters they are all giving to you release deed then you can process or take a Power of attorney from them it's temporary solution on your statement can not apply all property further details better you should contact the advocates thank you
