Cheque of advance payment against property is lost by seller

The cheque of the advance pament is lost by the seller. The property has been registered in my name and on the registration documents the details of the old cheque which is lost is mentioned. Now, can I make the stop paymen on that cheque and transfer the money through online? Will it have any impact on the purchase/ registration agreement?nWhat Should I do? We have also taken loan on the property.

Dear client

You need to enter into an MOU with the buyer stating these details so that in future the cheque cannot be misused. Also would advise stop the payment from bank or issue such instructions so that the same cheque cannot be misused.

If you have lost the cheque then you must report the same to police n intimate your bank and also to sub-registrar Ofice and if the deed has already been executed then u need to file rectification applicable and also take in writing from writing from the other party !
