Cheque mentioned in Sale Deed Agreement

Hello, I have question, while registering the property we had given 2 cheque's with amount (5.5laks) The seller has not deposited the cheque's to the bank and now the cheque's are expired as its been more than 3months. However the Seller is agreed to return the cheque's that was given during the registration and expects the pending amount to be payed by cash or cheque. Will this affect the Sale deed agreement as the cheque's were not honored, will it create any future problem. Kindly let me know what can be the consequences

Sale agreement may be affected if the party refuses to sell the property to you. If he has agreed to sell property to you after receiving sale considerations there is nothing to worry without sale agreement copy its difficult to guide you please share same for proper guidance
