Cancellation of gift deed of flat in Mumbai

What is the procedure to cancel such gift deed by mutual consent coz clause for donor to reside is included
Simply give in writing to the Donor, that, you do not want his Gift. Keep the Gift with yourself. And your work will be done. There is no point of mutual agreement to cancel the Gift Deed, so if the Donor agrees or not, it doesn't matter. Mutual Consent matters if the Gift Deed has already been executed.
