usually sachi cases should be filed within 1 year of your coming to know of illegality of a transaction. but in exceptional cases if we can show that this is an exceptional case such a case can be after some delay also.. if you can bring to me the copy of such a sale deed i will be able to tell your better.

It can be done, but there is inordinate delay on your part , you have an opportunity to file the suit cancellation of sale deed and to get declare the sale deed as null and void, by filing the application for condonation of delay , explaining as to reasons, for e.g., these many days your brother promised you that he will cancel the sale deed and so on , reasons must be explained. Then suit will be admitted and notice will be issued by court to your brother and subsequent purchasers, it is also important to know who is in the possession of the property.

Anyhow, there are chances of getting sale deed cancelled by file the suit to appropriate court.
