Can we buy B khata property and build house

Hello Sir/Madam,
I have few queries related to B khata property,
We are planning to buy a B khata property. It is not DC converted land, the land is converted to 10+ sites that belongs to sole owner.
My questions are,
1) Is it advisable to buy it? As we are getting it in less rate , we are interested in buying it.
2) Can we build house in this property? If so, what are the norms to follow?
3) Can we take electricity / Water connection?
4) what are the cons in buying this property?
Hi. It is fine to purchase a B Katha property. The major issue is with the title of the property. If the title is clear and it is B katha there is no issue with that. Don’t forget to get the documents verified. Few standard banks would deny loan for B katha otherwise it is fine to purchase it.
