Can we buy a property without sales deed ?

I am planning to buy a flat which does not have a sales deed. The property was 1st brought by a couple from the builder and the couple have lost the original (and only one) sale deed. We are planning to buy this property. Can we go ahead and buy this property? Is it safe to buy? Is there a chance that we would face any issues while selling this property? Do we have to take any additional documents from the couple? Please help in?

if the colours are so much believable people known to you & you are so sure that they have lost the originals and not pledged them anywhere then you can go ahead and get a certified copy of the same, & buy the property and take possession.

Hi sir., It's not safe to buy since the sale deed is lost there must be an FIR for lost of sale deed...sale deed should be tegistered one. The other required documents like katha, tax paid receipt , EC, sharing areement , All permissions, Endorsement from concerned Authority etc are necessary towards the same. Title must be clear. take all mother deed revenue documents from Builders and owners to go for better legal opinion form advocate to check the title. Thanks
