After the death of your father, the entire property would be transferred to your mother along with your brothers and sister and you too equally by way of succession as all of you are class1 legal heirs of your father. However, if you want to transfer the entire property to your mother's name then all the legal heirs except your mother mother can execute a relinquishment deed relinquishing their share of property to your mother's name and then your mother can become the owner of the entire property

Hello,
You can transfer the whole property at your mother's name but when you are filing probate petition in the high court you should attach NOC of every person because children have an equal right on father's property.
