can tenant claim ownership over rented property

I have a commercial property (Shop) at Navi Mumbai which is in a residential apartment. My dad bought it and since then, he rented out his property. Its been 20years the same tenant is continuing and there is no rent agreement between us. He is paying rent online and other charges like Maintenance, Light bill, Tax, etc. are borne by the tenant himself. Can tenant claim over the property? We are having a good relationship. Is there any safest way to extend his tenancy without worrying about the ownership claim?

A tenant will remain always tenant. He can't be owner at any cost even he might be having old possession. If you are having good relationship with him and you have no problem about his tenancy right then keep record of entries of rent, maintenance,light bill..and other dues..in future it will help you to show as evidence that he is your tenant. If he is having any alternative shop you can vacate him on that ground.
