Can spouse renew agreement on a property in husband's name?

My late husband had an industrial plot in NCR which was on rent. After his death, can I renew the agreement after it is over without getting the property mutated in my name. Can my son also enter into agreement with tenant? Also, if we wish to sell the property in future, is it mandatory to get it transferred in my name first?
After the death of your husband,you along with all other class one legal heirs ( sons,daughters) inherit the property equally.
If you want to deal with the property,either get relinquishment deeds from them or get a power of attorney authorizing you to lease it to some one etc. Other wise all legal heirs will have to sign on behalf of the property owner/land lord.You will have to get it transferred befoe selling it as a dead man can not pass a valid title in favour of the purchaser.
