when the decree was passed the title is judicially passed and the property when your grand mother was living possession was also delivered and you need to register property in the name of your grand mother

Hi,
As the property you said is received from the court orders and might be she has not got it mutated in her name . We have to first look into how the title devolved and who was the first owner of the property and then only we can come to conclusion. You cannot sell the property as to under what authority you can sell. You are not the owner as to register the property in the name of grandmother.
