Yes a self acquired property of mother can be given only to 2 sons and without the 3rd son knowing about such transfer/gift. As the property is exclusively purchased and owned by the mother, it is her wish and right to transfer/gift the property to the son(s) of her choice and there is no obligation on part of the mother to inform the same to the deprived son.

HI
Any property in the name of a woman or in possession of a woman is her absolute property in accordance to section 14 of Hindu succession act and the woman is free to dispose of the property in whatsoever manner she may so desire.
The mother is free to give the property to any person(not necessarily the children) by way of registered Gift/Sale Deed during her life time or make a WILL to any person.
The Mother can exclude any or all of the children from succeeding to her property by effecting a Registered Gift/Sale deed.
Hope this helps
