Can i use leased property for coworking space

Can i use my leased property for giving small area and take rent from them and use as a coworking space.

It is depend upon your lease agreement.If landlord prohibited you for subletting.Then you can't sublet to another.You can also taking prior permission from landlord sub let some portion of leased property.

Subletting a property is completely dependent upon your and the landlord’s arrangement. Typically, the written agreement should specify this clause. If, according to the terms and conditions, subletting is not allowed, you might have to take the landlord’s written permission before you sublet the property.

However, if the Agreement follows the Rent control legislation, most State Rental Control Acts do now allow a tenant to sublet the premises of a property without a written consent of the landlord. Despite this, if the tenant decided to sublet the property, the landlord can then evict the tenant without further notice.
