Yes...if the property purchase own by your father then your father legaly sell the property without your mother concerned but if this property purchase by ur grandfather then u and your brother able to take ur share

If the property is a self acquired property of the of father then in that case the father is well equipped to transfer or sell the property however if the property is a joint property of your father and mother then in that case your father cannot sell the share of your mother in the property more so if you want to stop your your father to sell the property you can file a civil suit declaring him to be of unsound mind are having lost mental balance in that case any transaction done by the father will be treated as void

and if it is only his name , he can sell

your father can not escape from his responsibility , he has to pay monthly maintenance
