can builder forfeit entire booking amount?

i paid tata primanti 40L as 10% of the property value booking amount for a under construction flat in march which i am having to cancel in april due to unexpected development in my family. They are refusing any refund citing the booking agreement mentioned in event of cancellation builder is gonna forfiet 10% of the property value which happens to be the booking amount i paid. I feel helpless as even if i have an genuine issue they refusing to acknowledge and forcing me to go ahead with the unit booked :-(
Hi, there is no provision of forfeiture of the entire booking amount in rera. If you are willing to cancel the apartment. The the builder has to return the amount. We are gurgaon based law firm. We need to go through all your documents to proceed further.

Sir, generally the builder buyer agreements have clauses to the similar effect. remedy still exists though if you have a genuine reason to abandon from the project, which are beyond your control. We would require more details.
