if its is mothers absolute property she can transfer by way of gift. and for transfer by way of gift , in maharashtra tranfer fee is nominal. so it is best option by transfer by gift. good day. about claim , you question not clear

If property is self acquired in Mumbai then your mother can transfer that flat to you through registered gift deed. If your property is in Mumbai then you have to pay 1% stamp duty of present market value of flat and Rs. 200/- registration fee.
