Can 35 years old sale deed made by fraud be challenged?

My grandfather property was divided between my uncle and my father abou 35 years ago but my uncle did fraud and purchased a plot from my father without paying .there is a sale deed with my uncle.since then and Till now my father is cultivating the plot ,.we have malguzari receipt under my fathers name and pay tax .but recently my uncle is threatening him to acquire that land . can i challenge the sale deed
