Buyer wants to make the amount on agreement less than the selling amou

I am selling my flat and the buyer is saying he does not want to put the full amount in the agreement,the rest he will give in cash at the transfer office and wants to make a notary for the less amount what should I do

Dear Client, In order to execute a formal transfer of your flat, it should be mandatorily registered before the Sub- Registrar of Assurances where your flat is situate. What the buyer is saying is not possible. More information is required.

Well, it is you have to decide, whether you are ok with the terms and conditions of the seller or not! I didn't get you, when you said, Seller wants to make a Notary for the less amount, kindly clarify on this on call and seek legal advice on call, it will be best in your case.
