Buyer asking parent document against the advance payment

As i am in the process of sale of my uncle's Land my uncle fell in ill we unable to sell the land. Buyer is asking the parent document against the advance given by him for his loan purpose. Kindly advice me whether it is rational to give parent document to buyer before sale of land.
Parent document is very important and keep it with you till sale process is completed . If the buyer wants to show the document for loan give him a certified copy or if he still persists you can take it with you and show it to the financial institution.
