Builder not executing sale agreement even after making certain payment

I have booked a flat, the total cost told to me was 1.2 cr and I paid 41 lac +4.92 lac gst by cheque payment and have been following up with the builder for registration and he is asking for more money than signed in the booking form, I also learned that the form is not signed by builder. What should i do?

Builder should get the agreement for sale registered immediately after payment of 10% of total flat price being paid. You have alreday paid more than 30% of price and if builder is not registering agreement then you can file a case before RERA, a newly constituted authority under RERA act.

Now , You directly send a appropriate & proper legal notice through your lawyer for the purpose of registration & signed on the form & booked my flat otherwise you can take Criminal as well as Civil action launched as earlier as possibly mentioned under the legal notice .

My Response to your query:

The purpose documents.. Part payment and all documents relating to registration have to signed before registrar so ask your go and signed documents before registrar.

After signature of both party said document will be in effect.
