Builder has taken advance but not entered into an agreement yet

I have booked one property and paid 11% advance and the builder has not given any receipt yet even after several reminders and requests. Secondly, the advance has been paid but he has not signed any agreement yet. Please suggest me what can i do as i have a feeling that i might get cheated by the builder.
based on the agreement you will have to send a legal notice to him failing which you can approach the concerned consumer forum. Before going any further we need to see the terms and agreement and other formalities.
Have you paid the money in cash? If you don't any receipt, how can you prove your case in court? You should have some documents. Any communication regarding your payment might save your money. If you have, you can approach the police by filing written complaint in this regard. Revert me .
If no written agreement and yet paid the advance to the property dealer. You can send alegal notice to him demanding fir the said amount. If payment by chewue then a cheque bouncibg case can also be filed
you can send him a legal notice and you also can file a criminal complaint under several sections of IPC including 415 & 420 against him so that he can be pressurized. its always upto you to make it a civil dispute or give it a criminal hue. But proceeding with criminal will fetch result earlier.
