Brought a property through registered and stamp GPA owner denying sign

I have a couple of questions. 1. In January 2011, I bought a property here in Bangalore through a registered and stamped GPA. Apparently at that time, registration was closed. After 3 months I converted it into a sales deed (Registered and stamped) to my name itself. Is it a legal transaction? 2. I am taking a loan from the bank and they are asking for a confirmation deed between the prvious owner and me and for some reason, he is refusing to sign the deed. Is there a way to convince him by law that he is supposed to sign the deed and close these complications?

Dear Sir, before going to purchase the property you should take legal opinion for the purchasing the property. I think you had entered into sale agreement for purchasing the property, if the vendor has denied the confirmation deed or to execute a absolute sale deed you have to approach civil court for the same, but you have to approach the civil court you have to issued a legal notice to him for the same, if the said vendor not comply the demand legal notice, thereafter you have to file civil suit before the jurisdictional civil court...
